Good News for Foreigner property buyers
After having overturned by the Turkish Supreme Court, the act which was giving permission
to the foreigners to buy properties in Turkey has been discussed and arranged again by the
bureaucrats at the Minister of Justice. After the draft law is completely ready, it will send to
the parliament via the Council of Minister.
According to new draft law
1- Foreigners ( natural or legal person ) still have rights to buy properties in the municipality
area, however , for a foreigner owner, the wideness of the total properties in Turkey will not
be more than 10 dekar. ( 10.000 m2 )
2- Foreigner property buyers are not allowed to buy lands in the out site of the municipality’s
border but there will be no matter if they want to buy only buildings except their wideness is
more than 1 dekar. ( 1.000 m2 )
3- Foreigners who want to buy property more than 10 dekar ( 10.000 m2 ) within the municipality
area and 1 dekar ( 1.000 m2 ) in the out of the municipality’s borders need to get a permission
from the Council of Minister.
4- Foreigners who have owned properties via testamentary disposition which are more than
mentioned wideness will need the permission of the Council of Minister to keep them. If they
can not obtain this official permission, the more part of these properties will have to be sold.
5- If there is no reciprocity agreement between Turkey and the foreigner property owner’s
country about buying properties, foreigners who have owned properties via testamentary
disposition will have to sell them in any way.
6- Foreigners (natural or legal person ) who want to have limited right in rem ( like usufructs )
except mortgage - can only have it, if there is reciprocity agreement between Turkey and the
foreigner’s country.
Tourism Report 1st Quarter 2005
According to the recent statistics and the evaluations for 2004 the portion of Turkish tourism
in the world tourism is 2.2% which ranks the 8th. with its 12.1 billion USD. income in tourism
after China.
Turkey also realized the highest performance of growth rate which is 20% comparing the
average growth rate 10% in the world tourism.
Projections for 2005 are very bright and the growth will continue. Expected arrivals around
20 million and the income is between 15 – 16 billion USD. Total arrivals in January 2005, is
699.418 with increase rate of 31% from 2004.
